Hyatt And Saraca Plan Four Hotels

Hyatt Hotels Corporation has signed agreements with Saraca Hotels & Resorts for four hotels in Uttar Pradesh and Uttarakhand. Saraca Hotel Lucknow, with 41 rooms on Mall Avenue, will join the Unscripted by Hyatt brand. Saraca Resort & Spa Corbett, with 44 rooms on nine acres at the edge of the Corbett Tiger Reserve, will join the same brand. The deal also plans a Destination by Hyatt resort of about 111 units on roughly 20 acres near Jim Corbett National Park. A 70-room Hyatt Place Jim Corbett Mohaan completes the set.

This is the first time Unscripted by Hyatt enters India. The brand is a collection label for independent hotels, which keep their own character but sell through Hyatt’s booking channels and the World of Hyatt loyalty programme. That lets Hyatt add rooms quickly by converting existing hotels rather than waiting for new builds. Corbett draws heavy weekend traffic from Delhi and the National Capital Region. Together the four hotels add about 266 rooms and units to Hyatt’s pipeline in the region.

Our view is that Saraca gains the most, because it keeps ownership while plugging into a global loyalty base. Hyatt gains a low-cost route into India’s conversion market, where Marriott and IHCL already sell collection brands. Independent Corbett resorts without a brand will lose share of high-spending loyalty guests. The release gives no opening dates for the two new-build hotels, and coverage has not asked for them. In India, conversions usually join a brand system within months, while new resort builds often take three to five years. We predict the two Saraca hotels will be bookable under Unscripted by Hyatt within six months, and that Hyatt will sign at least one more Unscripted conversion in India within 12 months. Confidence: medium.

This is important for our readers because conversion brands are now the quickest way for an Indian independent hotel to gain global distribution. If you own an independent hotel, list this week what a soft brand, meaning a collection brand that keeps your name, would cost you in fees against the bookings it could bring. If you run a Corbett resort, check your rates against Saraca’s current prices before the winter safari season. If you sell travel to Corbett, ask Hyatt’s India sales team when loyalty points will apply at the Saraca hotels.
