Cygnett Signs Shahapur Resort Deal
Cygnett Hotels and Resorts signed a 219-room resort in Shahapur, Thane district, Maharashtra, on or around 28 October 2026. The partner is Tilak Builders and Developers. The resort will target leisure guests, weddings, social events and MICE business. Planned facilities include an all-day dining restaurant, a bar, a pool, a health club, leisure zones, a children’s play area and spa facilities. Event space includes a 7,000 sq ft covered banquet hall, a 14,000 sq ft adjoining lawn and a separate 45,000 sq ft outdoor lawn.
Shahapur sits within driving distance of Mumbai and Thane and is expected to gain from access to Navi Mumbai International Airport. Founder and managing director Sarbendra Sarkar said the company sees demand for leisure and event hotels near large cities. Cygnett did not disclose the investment amount or the planned opening date. The property will sit under the Cygnett Resort brand.
Our view is that Cygnett is betting on weekend drive demand from Mumbai, while independent farmhouses and wedding lawns in Shahapur will face a branded rival with large banquet lawns. A 219-room resort is large for a secondary leisure town, so fill will depend on weddings and residential conferences. Coverage has not given a year of opening, which is the number operators need. Drive-to resorts near Indian metros have often taken three to five years from signing to soft opening. We expect Cygnett to name an opening window within six months, and at least one more Mumbai hinterland signing from the brand within a year. Confidence: medium.
This is important for our readers because a large branded resort is planned on Mumbai’s north-east fringe. If you organise destination weddings out of Mumbai, ask Cygnett for banquet hold dates once sales open. If you run a wedding venue in Shahapur or Murbad, review your 2028 pricing against a 45,000 sq ft lawn competitor. If you supply kitchens or tents, contact Tilak Builders about the project timeline.
